The best way to get the longest life out of any roof is to implement a regular roof maintenance program. In fact, studies have shown that roofs that are not maintained properly may only have half the expected service life. * Sealants – Sealants seldom last the entire service life of the roof. Each area where sealants or caulking is used should be inspected and resealed where needed. As a general rule, if a seal is questionable, reseal it.

The inspector should be looking for signs of water damage and cracked roof members. On the exterior, any siding or other structural materials should be reviewed for damage. Changes to the structure could impact the integrity of the roof.
* Roof Tie-ins – Anywhere there is a tie-in there are two different surfaces that will expand and contract. If a sealant was used, it should be inspected to be sure that is has not been compromised, and if necessary, replaced. In some instances, the entire tie-in may need to be redone. The manufacturer warranty should be consulted to determine the appropriate fix.
* Air Conditioning Units – Great care should be taken around air conditioning units and other roof top equipment, especially in areas where sharp tools may need to be used. The air ducts should be cleaned and not allowing any moisture in them. Clean HVAC unit drains and check to see that all panels are secure.
General Cleaning Guidelines
In addition to the inspections, any good roof maintenance program should include general cleaning steps that are performed regularly. The roof should be kept free of debris and drains should be kept clear. This will help to avoid future problems.
Procedures for Emergency Repairs
The last segment of the program is a set of procedures for emergency repairs. Safety is paramount, thus two-person crews and OSHA approved fall protection should be employed. Electrical hazards should be identified and power turned off when necessary.
